“Old appliances that are prone to breaking only get band-aid treatment. The same goes for electrical or drywall. After brining in lights (there were none in the living room) I noticed the extreme amount of drywall patches in the place, none of which were properly dealt with. Obvious signs of foundation problems and the communal washer/dryer setup was more likely broken than not. After 2 years of complaining, they sent a contractor to look at the sinkholes in the parking lot. By the time I left (mid 2020) it was about 1 ft deep and 2 parking spaces wide. Drove by the other day and noticed it still has not been fixed. I never had to deal with unannounced visits or intruding without permission. I actually saw a marked improvement in responsiveness over the last year, though they still only took half measures like replacing my central air with a single mini-split which would only cool one room. All in all they were OK for the price and location, but don't expect much.”

“Micah is nice but it astounds me that he runs this business. My biggest complaint was the horrible communication and the attitude from the maintenance team. It infuriates me that I couldn't get a simple response for my maintenance request verifying he saw my message and to give me an ETA of when they would arrive. Because of this, I did encounter landlords entering my apartment with NO NOTICE and only becoming aware of that because of my neighbors informing me. I watched them enter my neighbors apartments when they weren't home and no notice was given to them either. My biggest warning to anyone considering Burton properties is to HIGHLY inspect the unit you are viewing for any potential problems in the works (my building dealt with the ceiling falling in). There is no exaggeration when people warn how hard it is to get ahold of Micah. The rent's cheap, he leaves us alone, but if you encounter a maintenance issue - frustration will grow. I really wish they would hire someone on to take calls and inquires.”

"Shelby is an older gentleman. I saw a different house he had for rent but wasn’t interested because it was old and too small. He called me about the house I currently reside in. The bedrooms were much bigger, there was more than one bathroom, walk-in closets, fenced backyard, and an actual dining area. However, everything is old and mismatched. Everything that has needed maintenance is replaced with something used and previously owned and often doesn’t match what is currently in the home with the exception of the microwave. There are problems with centipedes and ants (literally coming out of a wall socket) but it is my problem. There has been in-going electrical issues in the home. Shelving units are lopsided. Screen door doesn’t fit. Bathroom fans sound like an aircraft taking flight. The flooring under the sinks are lopsided and abt to fall in. Flooring is mismatched throughout the home. I asked to replace the flooring at my expense, he declined. I asked to have a new screen door cost deducted from rent, he said he’d look at it and replace it. I take pride in my home and do my best to buy quality things but the basis of the home is old and many things are in need of repair."

"Their communication methods are sloppy. They send mass emails periodically regarding policies that other tenants have broken, that appear to be targeted at you. Reps have also shown up unannounced to ‘test keys’ without masks and not following social distancing measures."

"This has been a few years ago now (circa 2015). I rented in an old building in a 1-bedroom that was really a studio due to poor ventilation in the back “bedroom.” It was clean. Maintenance came in every single month to “check the air filter” which I found invasive, other than that I never had to interact with them. I ended up moving out early and tried to have a friend take over my lease, but they refused to finish her application because of her verbal disclosure of a previous eviction several years prior in another state. Don’t remember whether I got my deposit back."

"Overall, this place is decent. They were a little over the top with the "threatening" letters (people not picking up their pet waste, having stuff on their balcony, all the way down to having single broken window blinds) that were sent out to the entire building/complex. Lots of annoying small hidden fees (had to pay for a gym access card, pool band, etc), and the mail system was pretty awful (they say they are checked in/signed for, but really you just walk in and take a package off the shelf, so in theory anyone could take anything- I never signed for a single one). The apartment itself was in good shape, never had pest problems or anything, and the community was pretty quiet/safe. I had a few maintenance problems which was hard to get ahold of someone (they have no contact/ emergency line after hours), but once I was able to submit a request it was dealt with quickly. Overall I would recommend it as it was a good value for the rent price."

"Lived here for 2 years, from 2015-2017. It was fine. The office always had rotating staff, so I don't think I spoke to the same assistant twice, but I can't recall a time when they upset me or stepped on our toes. On the flip side, they also were pretty hands off and never did anything that made them exceptional or made us feel valued or appreciated. Pretty average all around."
