“Place was filthy, damaged and pest-ridden when I moved in. Backyard overgrown, rent was nearly 50% higher than similar houses in better condition in the same neighborhood. Lock to the laundry room was on backward, had to remove the knob to gain entrance, mold and mildew everywhere, strong odor of cat urine dominated the house. Bathroom floor sagged, and everything in the house is the lowest quality available. Had to install cabinet handles, (some missing) and scrub the entire house prior to living there. Some mysterious error on the lease caused me to be forced to sign it again which added a month to my year lease. When I moved out, I was shorted nearly my entire security deposit without explanation. All I know was that I was charged $70 to patch two spots on the wall, (because I removed command strips and it pulled painted wallpaper from rotted wall) and $20 for missing cabinet handle (which was never there to begin with). Out of $1700 deposit, I only got $660 back. No comment or explanation. I also cleaned up backyard, and hauled away several loads of brush and trash.”

“The building had several fires in the three years we lived here. During one where the whole building was evacuated, the fire department said the apartment complex would be contacting everyone to let us know what was going on and when it was safe to return. They never did. They also constantly try to blame us for trash in the common areas that aren’t ours and leave threatening letters on our door demanding that we deal with it. Recently they blamed us for leaving trash by the compactor but never gave us a notice that we owed any money. We received an email with no information telling us we were overdue to pay and that we needed to give them an unspecified amount of money. When you try to clarify and ask questions about any of this, they will blatantly ignore you. They also do SEVERAL inspections a year and did not follow any covid precautions when entering resident units during the outbreak.”

“Carol is a pleasant woman. She is not up in the resident’s business but still takes very good care of the property. Since I’ve been living here (I moved in August 2018) a lot of work has been done to the property including removing falling / rotting trees and landscaping that could be dangerous, painting the front door and making the building look more inviting, and she has someone come in and clean the stairwell areas at least 1-2 times a year. Anytime I’ve had an issue - which, in 3 years really hasn’t been that many because the 100+-year-old property is well maintained, she responds to my texts as soon as possible and gets a professional out to take care of it within 48 hours usually. Pest control usually comes quarterly if not more frequently to spray the apartments to make sure there are no bugs. Since I’ve lived here I have seen 0 bugs other than little gnats in the summer. Not even really any spiders. My partner and I plan to live here until we buy a house.”

Review of Micah Poston / Burton Properties by MaxwellMen

Overall, I would not rent from Burton Property again. While Micah made some generous accommodations for us during a frantic period of time during the pandemic, the lack of communication and professionalism were serious problems and threatened our safety and security. If I could have gone above his head to whoever actually owns Burton Property (we never met or contacted anyone with the name Burton or even had any idea how we could find this info), I would have reported Micah and how his behavior comes across to tenants. If you want a very, very hands-off, independent renting experience, then Micah and Burton Property might be right for you, but if you need any information, communication, or assistance whatsoever, then I say godspeed to you, and may your prayers fall upon ears more acute than Micah Poston's.

Review of Jey Marks (Urban Vigor) by notoilet

"Maintenance issues were frequent. Once a month we would not have hot water or water at all building-wide, with little to no communication on the issue. Power outages, limbs falling out of trees on the property. A tree fell over through a fence and blocked an entrance to the parking lot, and it wasn't removed for 2 weeks. Took weeks to get the internet hooked up because Jey was unresponsive to the cable company. Can't get Metronet fiber because Jey won't talk to them. Jey would enter my apartment unannounced, frequently, including once walking in on me in my underwear. I had to install security cameras to document this behavior. My toilet tank broke because it was installed improperly and the tank was rubbing against the wall, and Jey said I "used the toilet improperly" and said I would have to pay for the repair. It was not repaired for over 2 weeks. This was the only toilet in my apartment, so I had to go to a local restaurant to use the bathroom. 7 months into a 12-month lease, a pet rent fee was added to my account on the online rent payment system. My signed lease did not mention a pet rent, at all. When I brought this up, Jey said there was a "typo" in my lease. There's no such thing as a typo in a signed contract. When I refused to pay these illegal fees, he added late fees to my account and then took those late fees out of my deposit. Jey took the house across from the apartment building and listed it on AirBnB, so there were loud wild parties every weekend, even during covid. And there's no sound insolation on exterior walls, at all, so I knew every song that was being played, even though it was on the other side of a small driveway. I was an ideal tenant. Paid my rent on time. Never threw loud parties. Kept my place clean and quiet. Jey always treated me like I was the biggest bother in the whole world. Jey always looks like he's having the worst time, even when giving tours to prospective new tenants. My sincere hope is that he really is having the worst time, all the time because that's exactly what he deserves. Don't rent from Jey Marks or Urban Vigor. And don't use the rent from them on AirBnB."

“I have been renting here for almost one year and have had many problems. When I moved in, the apartment was still dirty (cleaning it is apparently the duty of the previous tenant, and if they don't do a good enough job, you're shit out of luck). My fire alarm wasn't connected, which the property manager didn't believe at first until she dropped by to check for herself. She told me it would take several days to fix, which is unacceptable because the alarm is connected to other alarms in the building so I'd know if there was a fire anywhere. I had to go out and buy my own and install it, and I was reimbursed. There was also a bad patch job where someone had cut into the floor to install something that was caving in - I needed the wood planks there to be reinforced so my foot didn't go through the floor. Now, I have to major cracks in my bathtub. Maintenance keeps sealing it but the seals only last a few days and then reopen. The entire unit needs replacement, but management refuses. The tenants below my apartment are experiencing extensive water damage and leaking in the area my tub is, as well as throughout the rest of their apartment. They had their heating break in February and it wasn't fixed until the summer. Another tenant had to throw out furniture due to mold growth on it because of water damage. Phil is kind and seems to treat tenants with respect, but his actions don't match his words. Overall, it seems that Phil doesn't really care about the conditions that his tenants live in, or he prefers to remain blissfully unaware while he sits back and rakes in the money from all of his properties.”

“It was a cheap place to rent, so that's why I went for it. I was asleep in bed one day (no work that day!), and I woke up hearing keys in the door and my landlord starts to open the door. I had to yell to him not to come in, and he luckily closed the door and left. I couldn't help but wonder how often this happened when I wasn't home, since this was an unscheduled day off for me. Another time, I had just gotten out of the shower and he did the same thing. I was still in the bathroom and had to yell at him I just got out of the shower and he left. What gives? The lease stated he was to give you 48-hour notice before coming into your apartment, but I wasn't afforded that luxury. I texted him after that incident and told him he needs to text me in advance if he needs to come into the apartment or it will keep inconveniencing him. During the last month of renting, to keep prices low, he said, you are supposed to be open the entire month for possible new tenants to come in and look at the place. I could get behind that. But I was given zero notice that anyone would possibly want to come to look at the place. I was not given the 48 hours. He knocked on the door WITH someone next to him. I had him wait about 5 minutes since I wasn't dressed and he definitely seemed annoyed with me since the viewer had to spend that 10 minutes waiting. That's why you give the 48 hours notice? Hell, 12 or 24 hours would have been sufficient. I didn't feel safe being alone, there was always that threat that he or maintenance would just come in. Other important things to mention: A pipe above my bathroom was leaking and my bathroom ceiling sagged down and was filled with water. He cut out that part of the ceiling and fixed the pipe for the person upstairs (they had problems, too). But for 7 of the 12 months I rented there, I had a huge, gaping hole in my bathroom ceiling that was never fixed. When the apartment viewer (mentioned above) came inside and the landlord brought him into the bathroom, he was very lighthearted and said he was working to fix that and said it in a way where I was supposed to agree he's on top of it. I didn't. I was told to do certain things to avoid mold in the winter, which I did, but there was black mold (not sure if it was THE black mold) in every room of the apartment. It wasn't clean when I moved in. The stove was missing one of its knobs. There was a cartoon-size mouse hole by the floor I had to stuff to keep anything in the walls out. This was a one-bedroom with a living room, but the AC was only in the bedroom, so it was more like a studio unless you wanted to be dripping in sweat in the living room during the summer and ice cold in the winter. No matter how much I cleaned, it still felt and looked dirty. My upstairs neighbor had a dog she left alone all the time. This poor dog barked incessantly. I put up with it, as we were allowed to have pets until I started losing sleep and my sanity. It was literally more than a week after I talked to him that he even mentioned it to my neighbor--I had to follow up with him to see that he had done nothing about it. I didn't feel respected or safe living here. I do not recommend living here. Even though the landlord is a nice guy, and it appears you'll have no problems living here when you tour it and talk to Marty, don't be deceived. He's neglectful and disrespectful of the space you pay to live in.”

“This is the worst place i have ever lived. Yes it is income based but we still should be treated like people. Christine acts like she is better than everyone and is RUDE RUDE RUDE. Maintenance men will just walk up in your house and not give a damn. I have mold that ive told them FIVE times about. My air and heat doesnt work properly. Too many issues and THEY DO NOT CARE. If i could afford somewhere better for my kids and I. Id be gone. They make me feel like im a nobody over here.”
