Review of Expert Property Management by sobroadwayanon

“When I first moved into the house with my roommate the property management company had just bought, they had done some work to make it fit for living but some was not finished including roofing and cooling. Our front door lock was broken for some months when we first moved in and took a long time for them to send round a repairman even after we had a home invasion incident. Later, when I had to leave and had someone take over my lease I asked about the security deposit and they said it was their policy for previous tenants to get their deposit back from the new tenant taking over and obviously with no help from the landlord I did not get it back. Even though rent was pretty reasonable back then [2016-2017], it's still $375 I new saw again. Now, when I look at rental listings in Lexington in 22-23, I see this company is also the only one charging a "move-in fee" of $250 along with an application fee of $75. Be wary of them!”

Review of David Sparks by anonymouslexingtonian

“House has been barely maintained. Overgrown bushes. Had to ask for months of parking in mud by both me, my roommate, and upstairs neighbors (we share a duplex) to get the driveway re-graveled. He basically gaslights us when we bring up maintenance problems that were pre-existing before move-in that have only worsened in the past year. Examples: brown stained ceiling tiles in the bathroom. Gnats. Black mold in the basement he only addressed after my roommate tried to report him. Broken washer in the basement. Blaming us for some plumbing issues that are actually only due to the house being 100 years old and barely maintained. Outdated appliances including washer/dryer and a/c units. Cracked glass in windows that he won’t replace. Painted over shower; paint has no place on a shower lol and it peels (as of course it would) due to moisture. Poor air ventilation but most windows can’t be opened because they are covered in so many layers of paint - functional windows only open up a few inches. Most windows don’t have screens anyway. Locks have obviously never been replaced between tenants - until the kitchen door lock got irreparably jammed that he had to replace the lock in its entirety. It is rare that he acknowledges let alone follows through on maintenance requests. Water is very low pressure. Heating is an old furnace decades old that is irreplaceable- once it goes out the place will simply have no heat. No plans to fix that, only to sell. Puts huge (several feet across) political signs in the yard. Doesn’t use modern payment options, have to drop off a check. Also, his son is the constable; 3rd district. It feels like that should be illegal but I guess it’s not! Is certainly fishy though! The constable’s office is located at 224 E High Street. That building is also barely maintained. The driveway is itching to give its victims (tenants) flat tires. In fact, the constable doesn’t even park in the back lot attached to the driveway; he parks in the post office’s lot across the street. Clearly, he’s aware that it’s unacceptable!”

“Multiple units in the house, maintenance work that impacts everyone are not communicated spanning from noise disturbances from hammering on the exterior to entering my unit and cutting holes in the ceiling. In my time here I've had leaking pipes drench my belongs, bats enter my bedroom through unrepaired holes in the ceiling at night, removed gas leak advisories tags placed on our stove by Columbia Gas to delay repairing it, unflushable toilet for a couple weeks, and zero parking within a block of the residence due to construction (not fault of the landlord but no solutions offered). Old home hasn't been updated in years and the owner is resistant to spending funds for big repairs for quality of life.”

Review of Micah Poston / Burton Properties by MaxwellMen

Overall, I would not rent from Burton Property again. While Micah made some generous accommodations for us during a frantic period of time during the pandemic, the lack of communication and professionalism were serious problems and threatened our safety and security. If I could have gone above his head to whoever actually owns Burton Property (we never met or contacted anyone with the name Burton or even had any idea how we could find this info), I would have reported Micah and how his behavior comes across to tenants. If you want a very, very hands-off, independent renting experience, then Micah and Burton Property might be right for you, but if you need any information, communication, or assistance whatsoever, then I say godspeed to you, and may your prayers fall upon ears more acute than Micah Poston's.

Review of Woodridge Apartments by Anonymous

“I had rodents in my house. Woke up to a man in my house without me knowing that he was coming. And by the way, I sleep in the nude and there he was. And no landlord nor ma non -employees , with them. Both sinks in my apartment have leaked since I moved in.”

Review of Lexington Rental Homes by Acmbs

“I don't think it's so much the rental company as it is the owner. We have pleaded for 5 years to have the heating/cooling fixed. They have sent multiple different companies and they all said the unit needs replaced completely but the owner of the property will not pay for it.”

Review of M2 Property Group by Renter

“No pest problems. Over the course of 5 years property kept getting worse. Multiple property managers and revolving office staff, rent went up every year, the last year we were charged extra money per month for the washer and dryer that had been in the unit. Gutters were cleaned maybe once every two years. Tennis court was in disrepair, office staff claimed maintenance would replace tennis net in the beginning of summer when pool is opened. Same tennis net remained for years, dog park near tennis court but still dog feces was on tennis court. In October 2017 a random stray bullet struck my apartment, we called the police to inform, police officer asked if we wanted to submit a police report. We said we did, but after the police left the rental office called and said they did not want to submit a police report. Bullet hole was never fixed outside my apartment, moved out in June 2020. Water leaked from upstairs apartment into our unit, maintenance waited a few hours until we discovered the mess and called in about it. Motorcycle's battery was stolen in apartment parking lot, apparently used to steal another tenant's motorcycle. The real problems began in January 2020 when our electricity bill went from the typical $80-120 a month to $400. We could not get any help from the office staff. Electricity bills stayed high, covid hit and in March maintenance wasn't going into any apartments unless it was an emergency. Whatever was causing the high electricity bills was never resolved, it didn't seem to be a real priority to the office staff.”

Review of Denton Floyd Real Estate Group by LizLem

“Was under the impression (for ~6 months) that my rent was $750+$25 pet fee, totaling $775. This is what I paid each month from Feb-Aug. In August I was informed by the office manager that my rent was actually $775+$25 per fee, totaling $800. And informed me I was accumulating a tab due to paying $25 less each month (again, for 6 months, without any correction from office management). The lease was mis-worded, essentially. So my rent “went up”, and I had to back pay my “debt”. While unemployed in a pandemic. Half of the outlets don’t work, some light switches don’t have covers, the towel racks and toilet paper holders aren’t securely attached and regular come off the wall. Roaches. Just… Roaches. The walls are so thin that I’ve heard every conversation my neighbors have had in 12 months. The dumpsters are regularly overflowing with trash on the sidewalks. I could go on but I have to literally go meet the moving truck right now. Don’t live here. (However, much respect to the seemingly-only maintenance man on the property. He works extremely hard and was always very helpful with issues).”

Review of Dix Brown by ManwichOfTheDead

“It's been many years since I rented from Dix Brown, but I saw that he was reviewed on here and, honestly, was surprised he's still in the landlording hustle. But given what I've read about him, I think it's still important to leave this review because his approach as a landlord should be seen as a pattern and not an anomaly. Dix (and/or his company, Dixon Electric) bought the house me and two of my friends were living in some time through the lease of our second year. He immediately came in with some folks and cut a gigantic hole in our kitchen ceiling because... honestly, I don't remember. Maybe something actually needed repaired. But the key here is that they just cut a whole in the drywall of the ceiling that was large enough to probably drop a sedan through. And then they left. They left our kitchen covered in drywall dust. They left the hole literally for the rest of our tenure of that year (we all moved out after that year). We asked him if he was gonna ever come back and finish whatever he was fixing, and.. honestly, I don't remember what the answer was. What I remember was seeing squirrels perched up at the lip of the hole in the kitchen, watching me eat cereal. I remember how long it took to clean up the drywall. I remember him leaving shitty voicemails threatening us because we hadn't paid rent (because we foolishly believed we could withhold rent to leverage him to fix the kitchen ceiling - don't do that without consulting some kind of legal counsel, btw). It was pretty slummy. As shitty as my tenant experience was while Dix Brown was my landlord, I will say this: we cleaned the hell out of that apartment, and he did return our entire security deposit when we moved out. I'll give him that. But I would never rent from him again. I'd rather sleep in my car than roll those dice.”
