“Triple Crown at Tates Creek probably has a new name again by now, but that's not suprising because they changed management about once a year. But Denton Floyd real estate is who got us to finally leave. The last 2 years we lived there, we had a recurring bed bug infestation. It was disgusting and we ended up having to throw away furniture. I'm still wary of buying furniture with cloth upholstery because the memory of bugs is too disgusting... They sprayed at least 6 times, and the only thing we could really do was move. Disgusting. ALSO the maintenance was slow and the workers didn't want to be there, one of them even told me they weren't getting paid what they were told. We had a broken fridge for over a month waiting for them to get around to fixing it. I ended up calling upper management really angry that they were forcing me to not have a refrigerator. All of my food spoiled, in the fridge and the freezer. We demanded they pay us in damages and I think they took $200 or something off our rent the next month, but that doesn't make up for how badly they ignored us for weeks and weeks. I lived directly across the parking lot from the office and could see what maintenance was doing most of the time: raking/blowing leaves or picking up trash in the parking lot. Eventually they didn't even get us a new fridge like they said they would, they just switched out our broken one for the one sitting in the vacant apt above us.... Why they couldn't have done that to begin with I still don't know. We didn't get our deposit back, tho we did have cats (that we paid entirely too much rent for). The pet rent is per animal, in case they weren't clear with you upfront. AND once when we were renewing our lease a new girl in the front office said it was fine to have 3 cats, so we adopted a stray. But soon someone else noticed and said we couldn't... So we, again, put our foot down and pointed out its was what was written in our lease agreement. Needless to say, we left as soon as we could find a new place. Stay away from Pimlico Pkwy!”

"They are a horrendous property management company! I have needed a new HVAC unit since we moved in 3 summers ago. Every summer I have had to call multiple times to have them come fix it. They’ve done “bandaid” type fixes the previous two summers but are finally supposed to be replacing the unit except it has now been discovered that the piping throughout the entire home has been done incorrectly and my HAVC unit has to be put on hold until that is addressed. However, about a month ago I had to call them to send a plumber out because I had sewage (that has came up my kitchen sink ever since I moved in anytime I run my washing machine) began coming up through my bathtub and toilet suddenly. They have now added a fee of $299 to my account saying that it was my fault the sewage was backed up. It was NOT! The piping throughout the entire home is messed up! I had a sudden gas leak in my hot water heater towards the end of winter/early spring that I had to call the emergency maintenance line and was told that it wasn’t an emergency so I would have to wait until they became available to come out and fix it. After getting advice from a friends husband who is a local firefighter, my three very young children and I had to evacuate immediately and the fire department had to come out to address the leak. The property management company acted like it was no big deal but the firemen told me that had my children and I went to bed that night we potentially may not have woken up the next morning. While the firemen were here they checked the smoke detectors and found that if there ever were a fire, the smoke detectors that we had would not have even worked they were so outdated. The firemen were so kind and installed updated ones free of charge along with a CO2 detector. This company is quick to tack on any charge they possibly can but gives tons of kickback if repairs are ever needed. The employees are always very rude and never easy to work with. I do NOT recommend anyone renting through them!"

"The Saddlebrook apartments are terrible. Had pests everywhere when we moved in. Have had a leak since moving in which is still leaking. Found mildew in all of the air vents which we thought was black mold (I still think it’s black mold). The average heating bill for the winter is $500 and they say it’s because the winter was cold even though most tenants are forced to keep it at 65. The units also use 60% more power than most houses."

"Went up on rent yearly and extremely like $100 a pop after 7yrs without raise. Roaches came in the last 2yrs when another tenant vacated and remained in the entire building not just my unit. Management company was awful after all trade left. Didn't fix anything all plumbing was connected and when upstairs neighbor had a sink issue it closed mine as well and couldn't fix. Twice they cut off my electric even though it was included in lease. Was reimbursed once but the first time nothing at all. (Days each time) had 2 separate deposits there because of a previous apartment gas leak id moved and was told id have to wait 30 days between and when i finally moved still nothing for either unit. On the plus side now no roaches and no headache. Having bad management did me a favor."

"Steve House is a slum lord, plain and simple. His properties are dilapidated, below code, and willfully neglected. He often operates by cash with no printed lease, which leaves his more vulnerable tenants without any legal footing. I lived in two of his properties and have been inside many. They are roach infested, have black mold, multiple leaks, and are a serious health hazard. When told about the roaches for the ninth time, Steve House would respond that “every house in Lexington has roaches”. The building I used to occupy currently has a condemned sign on the front door, and multiple residents living inside with no where to go."

Review of Blackburn Properties by RevBull
"Lansdowne Apartments via Blackburn Property Management has been decent to me. The rent isn't great, but it's far better than most of the market. Maintenance is done adequately, with minor hiccups and delays. For example, the pool looks awful but the water is clean. Maintenance and management staff are professional and capable and respond within 1 business day. They are currently renovating the building to inflate rent prices, as though clapboard floors are worth an extra $100/mo., but that's rental business for ya."
Review of Realiant Property Management by ZC
"Realiant Property Management is definitely a decent "landlord" - but they are a property management company, the actual landlords for this property we do not interact with or have contact information for. The real landlords visited the house once with plenty of notice and were apparently very respectful even though I wasn't there. They just wanted to check up on the property. Realiant is very respectful, very distant and pretty flexible. I haven't had any major issues with them, most of the problems we've had with the property have just been due to the house being very old, but it's a lovely space. Whenever we need a repair they are pretty responsive about getting someone out to us, though it can take a couple days unless it's an emergency. The repairs aren't always top notch, but I feel comfortable with them. The lease is very long and detailed which I like, it covers almost everything. I would definitely rent a property through Realiant again."

"Robert Powell never came to the house and barely communicated with the property manager. The most egregious problem though was a complete lack of a heater in the house, like there was no heat installed at all, just AC. In the depths of winter 2016, the property manager brought over one large heater. The property manager was a good guy who was trying his best to maintain over 30 properties if memory serves. Do not rent from Robert Powell."
