Review PVH Real Estate of by Ll777

"Where to begin. Phil is the owner of the property but Ally is the property manager. You exclusively deal with Ally. Any efforts to contact Phil are ignored. From October to July things were regularly stolen from the parking lot, bikes and cars broken into. We pleaded with the landlords to install security cameras and all they would do is tell us to call the cops... which, ACAB, but also completely useless in this kind of situation. Finally after months of pleading security cameras were installed in June. Then after my bike was stolen (for the second time) they refused to look at the footage or let me see it. Phil regularly sits in his car and watches the building to see when tenants are not home and he and Ally have absolutely entered the unit without our knowledge or permission. I firmly believe they are the ones behind the theft. Also Phil insisted on showing our still occupied unit in the middle of a global pandemic after we begged to do a virtual tour and even provided him with photos and videos of our unit per his request. They are two of the most vile and evil assholes I have ever dealt with. The building is cute and cheap and great if you work downtown but dealing with them is so not worth it."

Review of Fred Khayat by Farmerboy

"Overall, renting from this landlord was a pretty bad experience. When we moved in, the place was filthy. It took several days to clean. When we toured the place, there were AC units. But when we moved in there were none, even though the lease said there would be. Nothing was done and we had to buy our own. The cherry on top is the living room ceiling collapsed down several months into living there. It took A MONTH to get it fixed, while the hole was expanding everyday as new chunks fell off. Overall, the apartment was in terrible condition and I would never rent from them again. I’ve heard similar stories from his other tenants."

Review of Phil Henry Sadlo by Nicolette_Lim

"Here are some of the transgressions: 1. He took about 10 months to replace our broken stove, leaving us with half of it working. He only replaced it when it was time to show the apartment. 2. We have reason to believe he came in unannounced because he did take away the stove coils, yet a month later they mysteriously reappeared in the drawer, unfixed. 3. When we moved in, the parking lot had a sign that says “security cameras in operation”. That is a lie, there were no cameras at the time. My car has been broken into twice, my roommates bike has been stolen twice. Our neighbor’s car window was even smashed in. Instead of being empathetic, or even helpful, the building manager berated us like we were children. My roommate also tried contacting the landlord many many times and he will refuse to respond. Finally, when it was closer to our moving out, maybe 11 months into our lease, they installed cameras. That was when my roommate’s second bike was stolen. We asked to have the security footage reviewed but they gave us a lame excuse saying they do not have time to look over footage for a bike. My roommate again called him and left messages. No response. 4. No sense of ethics or basic tenant safety; It was the during the time when everything was shut down, mid-May (our lease was up in August). Henry insisted on conducting apartment tours during a global pandemic. We begged him to please let us make a video or do some kind of virtual tour. We even made a video to his specifications in hopes that he would forgo physical apartment tours. He absolutely refused stating that “there was nothing he could do”. I told him this was extremely unethical and that he had all the power. He was offended that I called him unethical. He then sent out a mass text to the residents stating apartment tours were mandatory, but that they will take “precautions” such as wiping down surfaces. He scheduled us for 1 apartment tour and we begged again for him to not do this to us during the height of the pandemic. He refused. The day of, he actually brought several groups of people to come through, we definitely did not know about that, and all we could do is stand back and watch in horror. 5. Our apartment was dirty and in disrepair when we moved in. I even emphasized to the building manager that the apartment should be cleaned when we got there. There was hairs and pee flecks in the bathroom, the tub was disgusting and moldy, the kitchen still had food stains in the microwave and fridge, the floors were dirty. The window sills were full of dead flies and webs. What was worse is that now that the furniture was moved out of the way, we could see that the tile was broken and would often cut into our feet. We had to lay awkward pieces of rug to protect our feet. When we asked about why the apartment was so dirty, the building manager blamed the previous tenant for not cleaning well enough. I’m sorry but aren’t y’all responsible? She then gave us $40 to buy cleaning supplies. I also inquired about the walls being scuffed, yellowed, full of exposed plaster. She gave us two buckets of paint and said that if we painted our unit she would give us $100. No joke. 6. The mail was impossible; there are no signs to indicate to external carriers, or even USPS that the mail room was out back and required a key. There were a couple weeks when I stopped receiving my mail. My apartment is on the ground floor and several times the postman will open my BROKEN door thinking it was the mail room. Yes, I was topless once when that happened and it was embarrassing and scary. 7. The door is broken; anyone that wiggles it hard enough can get in. Mailman as example. I was again, blamed for the broken door. This time it was because “no one uses that door, you just have to lock it”. I told her it would not lock. She came by and held the door closed from the outside and told me to lock it. I couldn’t. She said “ok so it’s fixed!” I said no. She Walked Away. I bought a latch from the hardware store and installed it myself. I started to put a bag of gravel in front of it to stop it from swinging open during strong winds. The most frustrating parts was not being able to get responses from the landlord, like during our break-ins. We could only talk to them, only when it suited him (regarding the walkthroughs). Our safety and well being meant nothing to them. They would do as little as they can. Exploitative and unreasonable people."

Review of Anderson Communities by kmr2727

"My partner and I settled on this house, after looking pretty thoroughly last year. We knew it wasn't in good condition, but Anderson was responsive with the couple of maintenance things we were concerned about at the time and it's in a nice location. Since then, they have entirely neglected the property and do not respond to requests for maintenance. After a significant leak caused mold to develop on the ceiling, they agreed to remove a section of drywall, which now is a hole that exposes rotting wood, insulation, and an open leak during thunderstorms. We are concerned that the ceiling will soon collapse. They claim that we are just waiting to get quotes on the roof repair before beginning maintenance. The AC unit is also in awful disrepair. It rattles loudly and aggressively, which can be heard throughout the house, interfering with sleep. They have also allowed a large, woody growth of poison ivy to begin growing into the rear siding of the house, causing us to avoid the backyard. There is now a family of birds living fully in the foundation of the house. The ivy extends onto the dividing fence with our neighbors, where the fence leans at a roughly 70-degree angle, threatening to fall into the yard and further spreading poison ivy throughout the yard. When leaving messages for the property manager, he has NEVER done us the courtesy of a call or email. Two weeks after an initial submission for service for all of these issues, we noticed that a new property Anderson purchased less than a block away was having a brand new fence installed. Insult to injury. We are stuck here for 9 more months. Hopefully, we can get some service done…"

Review of Dix Brown by neveragain

"Dix Brown is an absolute slumlord. Things used to get fixed on time with a little prodding when renting from Dixon Electric, but now you're lucky if they ever do. He texts incredibly passive-aggressively and thinks he can do whatever he wants with the property. Even the maintenance employees don't like him. Pandemic willing, when I move out of here, I'm going to write a strongly worded letter on why they need to fire him before they lose more tenants. Dixon Electric was a mostly pleasant company to rent from before they hired this asshole."

Review of Newtown Crossing Apartments by NewReviewer

"Terrible experience living in these apartments. The only good part about them is that they are close to the UK campus. Maintenance and other office staff would enter our apartment whenever they wanted without a 24 hour notice. It made me feel very uncomfortable and unsafe. There were constantly ants everywhere even with no food or anything lying around. The managers are so disrespectful and rude. They do not care about your wellbeing. They just care about sucking money from you. They were also doing work on the roof for two weeks straight before finals week and it was extremely loud. There was constant stomping and music playing during this time. I also filed a complaint about our neighbors because they constantly had parties and were loud 24/7. NOTHING was done. Do NOT live here."

Review of PVH Real Estate by gc47635

"The landlord wasn’t an issue since he was impossible to get in contact with...it was the property manager, Allison, that was the issue. She was extremely disrespectful to tenants, played favorites, and even stole from at least one tenant. The building was clearly falling apart but any issues were immediately the tenant’s fault instead of the possibility that the issues were due to the property being old and not maintained. Most repairs by her were made with duct tape. She continuously entered apartments unannounced and would threaten to ignore work orders if you didn’t do exactly what she wanted."

Review of Anderson Communities by frisco175175

"Anderson Communities is the shithole of the city. Squirrel infestation in the building was dealt with after 3 months of being kept up all night and literal holes being made in my ceiling. Took them 3 months to call in a real animal control company. First unit they moved me into had urine-soaked carpets so they conveniently moved me to a more expensive unit with no discount from my previously agreed-upon unit and rent. The campus office is rude as hell and doesn't even pretend to care about renters. They towed my car after not giving me a parking pass, and it took numerous phone calls to even get reimbursed for that. I was told numerous times that issues with the apartment "weren't their problem" and hung up on. Stay away at all costs, there's not too many brain cells over there."

Review of Micah Poston / Burton Properties by fer

"He did no cleaning or repairs between tenants, and left all of it up to the one roommate who had lived there the prior year. That roommate was the only one who was able to get any large-scale maintenance done, often by calling the landlord multiple times and/or threatening legal action. The apartment on the first floor (there was one on the first and one on the 2nd/3rd) had bedbugs and it was entirely up to the tenants to rectify the situation upon moving out. We left the apartment significantly better than we found it (patched holes in the wall that were already there, removed things that were glued/taped to the ceiling, cleaned things that were not clean when we moved in) and didn’t receive any portion of our security deposit ($1,750 total) nor any explanation of why. All 4 of us repeatedly called and texted and emailed the landlord. as well as Burton Properties about it for months, citing security deposit law violations, and were never responded to. They will literally ghost you about the security deposit when you move out. Finally, after leaving an angry voicemail 3 months after moving out, I received about half of my deposit in the mail with a post-it note saying “-150 for cleaning and carpet repair” scrawled on it. No other roommate received anything. I sent a letter citing violations of KY Security Deposit Law and demanding he return the full amount to all of us and included our forwarding addresses and heard nothing. He violated KY security deposit law on multiple instances, but I am a recent graduate who doesn’t have the time or money to go to small claims court, and he knows that. If you live in any of their properties (there are a ton around UK so beware) I highly recommend reading the aforementioned code in detail and drafting some sort of agreement to ensure that he follows it, because I have no doubt that Burton Properties and Micah Poston make thousands of dollars off of the backs of college students who have no power to hold them accountable.
