"My partner and I settled on this house, after looking pretty thoroughly last year. We knew it wasn't in good condition, but Anderson was responsive with the couple of maintenance things we were concerned about at the time and it's in a nice location. Since then, they have entirely neglected the property and do not respond to requests for maintenance. After a significant leak caused mold to develop on the ceiling, they agreed to remove a section of drywall, which now is a hole that exposes rotting wood, insulation, and an open leak during thunderstorms. We are concerned that the ceiling will soon collapse. They claim that we are just waiting to get quotes on the roof repair before beginning maintenance. The AC unit is also in awful disrepair. It rattles loudly and aggressively, which can be heard throughout the house, interfering with sleep. They have also allowed a large, woody growth of poison ivy to begin growing into the rear siding of the house, causing us to avoid the backyard. There is now a family of birds living fully in the foundation of the house. The ivy extends onto the dividing fence with our neighbors, where the fence leans at a roughly 70-degree angle, threatening to fall into the yard and further spreading poison ivy throughout the yard. When leaving messages for the property manager, he has NEVER done us the courtesy of a call or email. Two weeks after an initial submission for service for all of these issues, we noticed that a new property Anderson purchased less than a block away was having a brand new fence installed. Insult to injury. We are stuck here for 9 more months. Hopefully, we can get some service done…"

"Dix Brown is an absolute slumlord. Things used to get fixed on time with a little prodding when renting from Dixon Electric, but now you're lucky if they ever do. He texts incredibly passive-aggressively and thinks he can do whatever he wants with the property. Even the maintenance employees don't like him. Pandemic willing, when I move out of here, I'm going to write a strongly worded letter on why they need to fire him before they lose more tenants. Dixon Electric was a mostly pleasant company to rent from before they hired this asshole."

"Terrible experience living in these apartments. The only good part about them is that they are close to the UK campus. Maintenance and other office staff would enter our apartment whenever they wanted without a 24 hour notice. It made me feel very uncomfortable and unsafe. There were constantly ants everywhere even with no food or anything lying around. The managers are so disrespectful and rude. They do not care about your wellbeing. They just care about sucking money from you. They were also doing work on the roof for two weeks straight before finals week and it was extremely loud. There was constant stomping and music playing during this time. I also filed a complaint about our neighbors because they constantly had parties and were loud 24/7. NOTHING was done. Do NOT live here."

"She will respond to inquiries late. She will set meetings and then not attend. She will not follow up with any correspondence. She will not have the correct contact information. And, she will not pay attention to you (make eye contact, etc.) when speaking about housing matters. 0/10 would not recommend."

"Anderson Communities is the shithole of the city. Squirrel infestation in the building was dealt with after 3 months of being kept up all night and literal holes being made in my ceiling. Took them 3 months to call in a real animal control company. First unit they moved me into had urine-soaked carpets so they conveniently moved me to a more expensive unit with no discount from my previously agreed-upon unit and rent. The campus office is rude as hell and doesn't even pretend to care about renters. They towed my car after not giving me a parking pass, and it took numerous phone calls to even get reimbursed for that. I was told numerous times that issues with the apartment "weren't their problem" and hung up on. Stay away at all costs, there's not too many brain cells over there."

"Ashland Terrace has been pretty quick to deal with any problems with the house. I have always been on time with rent, so they have not really given me any trouble. They did say that washer and drier repair wasn't covered in the lease, but at the time we didn't have a copy of the lease to debate it with them. Other than that it has been smooth sailing, at least as far as landlords go."

"He did no cleaning or repairs between tenants, and left all of it up to the one roommate who had lived there the prior year. That roommate was the only one who was able to get any large-scale maintenance done, often by calling the landlord multiple times and/or threatening legal action. The apartment on the first floor (there was one on the first and one on the 2nd/3rd) had bedbugs and it was entirely up to the tenants to rectify the situation upon moving out. We left the apartment significantly better than we found it (patched holes in the wall that were already there, removed things that were glued/taped to the ceiling, cleaned things that were not clean when we moved in) and didn’t receive any portion of our security deposit ($1,750 total) nor any explanation of why. All 4 of us repeatedly called and texted and emailed the landlord. as well as Burton Properties about it for months, citing security deposit law violations, and were never responded to. They will literally ghost you about the security deposit when you move out. Finally, after leaving an angry voicemail 3 months after moving out, I received about half of my deposit in the mail with a post-it note saying “-150 for cleaning and carpet repair” scrawled on it. No other roommate received anything. I sent a letter citing violations of KY Security Deposit Law and demanding he return the full amount to all of us and included our forwarding addresses and heard nothing. He violated KY security deposit law on multiple instances, but I am a recent graduate who doesn’t have the time or money to go to small claims court, and he knows that. If you live in any of their properties (there are a ton around UK so beware) I highly recommend reading the aforementioned code in detail and drafting some sort of agreement to ensure that he follows it, because I have no doubt that Burton Properties and Micah Poston make thousands of dollars off of the backs of college students who have no power to hold them accountable.
