“Stephen (Steve) Ross is the worst landlord I've ever had. He will make up his own rules despite the lease. Ultimately he evicted us because he 'never liked us' but really it was because we often didn't put up with his bullshit. Some of the biggest problems with him included: • He deposited our check 2 weeks late (despite the lease stating everything had to be squared away by the 5th). Due to this, it over drafted our account by $4. He then waited another week to notify us, but charged us a daily late fee for the full 3 weeks before notifying us. If he had deposited our check within those 5 days, the account would not have been over drafted. He was unwilling to acknowledge his own actions in this, and threatened it wouldn't be good for us if we didn't pay the fee. He said it was 'hard to get to the bank on time' despite him picking up rent a day before the 1st of the month. After we paid this additional fee, is when he evicted us. • Showing up unannounced • Insisting that he has to enter your apartment to pick up rent • Unwilling to fix things like a dishwasher that never worked, and a fence in the back that is falling apart. • The heat constantly went out in the winter • After we had been renting for well over 2 years, he went into our attic where we had storage, and tried to claim that we had to get a storage unit and that we couldn't store anything beyond luggage and a Christmas tree up there. (despite 1/3 of the stuff up there being his own lumber) • When we moved in he evicted someone in the neighboring building for racist suspicions that the tenant was dealing drugs. Despite not having any evidence other than 'people hanging around'. • I've heard multiple stories of him sexually propositioning tenants.”

“Great experience, like all apartments there are the occasional issue, but the management team, especially Jay was quick to respond and help us out. He was fair minded and really went out of his way to help us even when we needed a little extra help on things. They have lots of options around town, so when we were ready to move up to a larger 2 bedroom he accommodated us.”

“You basically never heard from the property manager after you signed your lease. They were decent at responding to maintenance requests in the online portal, but you could never get a hold of them via office phone. The only reason I'm doing this review is to let you all know that 262 Kalmia Avenue is INFESTED WITH ROACHES. I kept my unit clean and they sprayed once a month, but it was still so bad after months of spraying. Probably killed 10 roaches a day for months. I wouldn't rent there if I were you."

“Misty has always been super responsive to messages but honestly nothing ever comes out of what we discuss. Our rent was raised more than the agreed-upon terms, we’ve had cockroaches for almost an entire year, and in the last six months, we’ve spent over a month without hot water and heat. Routine maintenance is never addressed.”

“Has been the worst experience of my life. Michael Huber et al., enter my rental unit unannounced repeatedly. Other tenants have had the same unannounced entry issue. Tenants who resist Huber Real Estate entries are threatened with eviction. He has Boomer generational control problems micro-managing everyone within his purview. Sadly, Huber Real Estate property manages several University of Kentucky neighborhood properties. Properties on the surface are beautiful, but there are (deliberately hidden) code violations.”

“I had a major plumbing issue at The August Apartments on Victoria Way. I lived on the bottom level, and every night when my upstairs neighbors let out their sink water, it came rushing up into my sink and got all over my dishes. Their used soapy water and bits of food would get in my dishes and fill up both sides of my sink. It happened for the entire 6 months with no resolution until I finally just broke my lease and left. With so many COVID variants going around, it’s just not sanitary or safe to have a stranger's germs all over my stuff.”

“Lynne's alright. She's actually a property manager for the landlord, who lives in California. Her husband was kind of creepy, but luckily we didn't have too many dealings with him. The tenants before my housemates and I left it in poor plumbing condition, but it eventually got fixed. We did have to bug Lynne for six months to get a new dishwasher since the old one was not working at all. The rent's a little much for the place, which has its own foibles (my room is NOT fire-safe, and the house is super drafty). Still, it's bearable enough since it's a 10-minute walk from campus.”

“Carol is a pleasant woman. She is not up in the resident’s business but still takes very good care of the property. Since I’ve been living here (I moved in August 2018) a lot of work has been done to the property including removing falling/rotting trees and landscaping that could be dangerous, painting the front door, and making the building look more inviting, and she has someone come in and clean the stairwell areas at least 1-2 times a year. Anytime I’ve had an issue - which, in 3 years really hasn’t been that many because the 100+-year-old property is well maintained, she responds to my texts as soon as possible and gets a professional out to take care of it within 48 hours usually. Pest control usually comes quarterly if not more frequently to spray the apartments to make sure there are no bugs. Since I’ve lived here I have seen 0 bugs other than little gnats in the summer. Not even really any spiders. My partner and I plan to live here until we buy a house.”

“Our $910 total rent for a two-story townhouse, two bed townhouse is one of the best steals I’ve found in Lexington, but the real strength of Creeks is their leasing office. Lauren Sturgill, the leasing agent, is personable, responsive to concerns and questions, and works diligently to find everyone the best space for them. She’s amazingly communicative and endlessly helpful. The maintenance also responds quickly to issues, and is friendly and open to answer questions or explain their solutions. I don’t think I’ll rent from anyone or anywhere else as long as I’m in Lexington.”
