“Though it's a property group, my main contact/landlord was Joe. He was friendly, and mostly hands-off during my living there. At the same time, I could submit an order for maintenance online and have the issue looked at the very next morning. The rent was due in a secure drop-box near campus, so there was no interaction with the landlord about rent, except when he returned my security deposit. I had a very pleasant living experience.”

“Personally, I like that Matt Jones is mostly hands off. If you pay your rent on time and make him aware of any pets you have, he pretty much doesn’t bother you. He always has his assistant send out a building-wide text message before we have maintenance workers enter our space, and the maintenance workers he employs are competent and finish tasks quickly. The building is pretty old and it didn’t look very clean when we moved in, but that’s pretty much the only issue we’ve had.”

"Shelby is an older gentleman. I saw a different house he had for rent but wasn’t interested because it was old and too small. He called me about the house I currently reside in. The bedrooms were much bigger, there was more than one bathroom, walk-in closets, fenced backyard, and an actual dining area. However, everything is old and mismatched. Everything that has needed maintenance is replaced with something used and previously owned and often doesn’t match what is currently in the home with the exception of the microwave. There are problems with centipedes and ants (literally coming out of a wall socket) but it is my problem. There has been in-going electrical issues in the home. Shelving units are lopsided. Screen door doesn’t fit. Bathroom fans sound like an aircraft taking flight. The flooring under the sinks are lopsided and abt to fall in. Flooring is mismatched throughout the home. I asked to replace the flooring at my expense, he declined. I asked to have a new screen door cost deducted from rent, he said he’d look at it and replace it. I take pride in my home and do my best to buy quality things but the basis of the home is old and many things are in need of repair."

"Overall, very good experience with the staff at the Henry. I have no complaints about the staff or rental practices themselves. The maintenance crew was awesome, security was great. Leasing office always dealt with any concerns swiftly and to the best of their abilities (sometimes being adjacent to The Summit imposed certain limitations upon them). The soundproofing between floors/ceilings was extremely terrible. I've lived in many apartments and understand that some noise from neighbors is inevitable, but the amount of noise coming from above is unacceptable for how much the rent costs. However, the wall/wall soundproofing was top notch. Your nextdoor neighbors could throw a party and you wouldn't hear a thing unless you walked past their front door in the hallway. Appliances provided were new, but very low-end, especially the washer/dryer. Lighting fixtures, countertops, and interior doors are very nice looking though. Lots of outlets, some even with USB ports. Water pressure was very subpar and breakers used for electricity were cheap and would constantly need to be replaced. The secured entrance to the parking lot seemed to constantly be on the fritz, but that just meant it was left open 24/7. This did not lead to any inconveniences or issues with theft, likely due to the very constant security patrols. Pool area was not monitored well, constantly filled with 95% non-residents on weekends in the warmer months. Water often "felt" dirty, hard to explain what I mean but perhaps with the large amount of uninvited guests flocking to the pool to drink, chlorine rather than saline would be more sanitary. Dog park was not maintained well, always dog poop all over the place. Plus, the entrance was just a single gate. This means if another person came with their dog while you were using the dog park, you risked your dog escaping. Still, it is nice that they offer a space for dogs to run around at all. In contrast, the "pet spa," was always kept very clean and offered a convenient place to give your dog a bath. All other areas (gym, elevators, hallways, package room, etc) were kept extremely clean. Hallways could get a bit warm during the hotter months though, not a huge deal but adequate a/c throughout all common areas does seem like it should be included in a "luxury experience" Could benefit from additional package lockers for each building, unless you live in the building where it is located, retrieving packages is inconvenient (especially if they are heavy). All in all, a nice place to live with good management. However, the "luxury" offerings often fell short of expectations given the premium prices paid to live at The Henry. If rent was a couple hundred dollars less, the issues described would be inconsequential. But when you pay double the market rate for housing in the area, it's fair to expect things like nicer appliances, a/c in hallways, convenient package pick-up, sufficient water pressure to wash your hands while the dishwasher is going, and it not sounding like your upstairs neighbor is doing jumping jacks in steel toe boots when they step out of bed to use the restroom in the middle of the night."
