Overall, I would not rent from Burton Property again. While Micah made some generous accommodations for us during a frantic period of time during the pandemic, the lack of communication and professionalism were serious problems and threatened our safety and security. If I could have gone above his head to whoever actually owns Burton Property (we never met or contacted anyone with the name Burton or even had any idea how we could find this info), I would have reported Micah and how his behavior comes across to tenants. If you want a very, very hands-off, independent renting experience, then Micah and Burton Property might be right for you, but if you need any information, communication, or assistance whatsoever, then I say godspeed to you, and may your prayers fall upon ears more acute than Micah Poston's.

Review of Wassmer Properties by L

“Wassmer is a slum lord, plain and simple. Lynne Dunn manages some of his properties for him and will be your main point of contact. If you’ve never rented before, she might seem okay, but let me assure you: she is useless. Her job, as far as I can tell, is to make as much money for Wassmer as possible without any consideration for basic renter’s rights. There is no maintenance ever so good luck if something breaks or there are bugs (which happens often)! Lynne will either ignore you or tell you to take care of it yourself. Sometimes, she will say she’s sending someone out and nothing happens. The fixture remains broken and contacting her again does not help. All the workmanship in the apartments is shoddy and the roof leaks all the time. The sink is constantly clogging, the oven never works right, and the neighbors are always throwing huge parties which I guess isn’t the landlord’s fault exactly but it isn’t a great situation. Expect to see empty beer cans and broken bottles in the parking lot at all times along with the overflowing trash bins, roaches, and one time, actual raw sewage coming up from the ground! That was a fun week. Overall, a terrible place to live. Would not recommend. The landlord and the property manager aren’t good people. Sorry to whoever is renting this place after us! Wish I could’ve warned you.”

"My landlord owns several properties on campus, and the one I rent is next door to another one of his properties (so I've seen the condition of both). Both houses are quite old, built in the 20s, and while that's not necessarily an issue in itself, they have been maintained VERY poorly by the landlord. In many parts of the house, the flooring is mismatched and uneven, and in some cases the walls are literally crumbling apart. A couple months after we moved in we noticed that the kitchen ceiling would leak after the upstairs shower was used, as well as a large (and slowly expanding) crack in the ceiling where this was happening. Landlord was notified immediately, but it took over 4 months to resolve this issue. As with any maintenance issues (there were many others), Gary would always use a band-aid, half-assed solution at first. He eventually sent a 'plumber' over (who we found out wasn't even a licensed plumber and just did it as a side gig while he worked at the Apple store, yup) who temporarily fixed the leak but after about a week we had problems yet again. The house is very poorly insulated, with doors and most windows having visible gaps in them, as well as some visible gaps in the flooring (where you can see to the outside). Needless to say this was a major hassle during the winter time, and it made our heating costs skyrocket. Gary refused to take responsibility for this or pay for any of the heat bill since it was "our job" to better insulate the house (??). There is also a ridiculous amount of space, especially in the crawlspace under the house and in the attic, for pests to live unhindered. We've seen mice, opossums, and even a bat once. Gary also eschews the responsibility of dealing with these other than haphazardly placing a few mouse traps every once in a while, even though our lease specifically states that pest issues are his responsibility. Last but certainly not least, he has several times entered the house unannounced, without waiting for someone to answer the door. On one of those occasions as well, he proceeded to enter the bathroom without knocking, which is a major no-no. He has been rude to me several times over text after I've made maintenance inquiries, and is overall just an extremely skeezy guy. The ONLY reason this house (and likely many of his other properties) hasn't had to be remodeled completely is because Gary has a constant supply of desperate college kids looking for housing on campus. He is a master at taking advantage of this demographic, who have little time or the capacity to deal with the severity of issues this house has."

Review of Craig Hardin by ManwichOfTheDead

"Craig Hardin is a bully. It's that simple. He will try to intimidate you. He will talk *at* you. He thinks he's an expert in everything. Classic know-it-all man bullshit. I explicitly remember him talking to me about how his brother-in-law worked at Eastern State Hospital at the time I was renting there, and therefore Craig felt like he himself was some kind of expert on HIPAA law. He's that kind of man that likes to claim expertise because... he knows somebody with expertise in a field? Like I said, man bullshit. Know-it-all jerks. And with know-it-alls, they also are bullies who will act like can CSI your life and they're gonna catch you doing shit you're not even doing. He used to tell me he had caught me smoking and that he had sandwich bags full of cigarette butt evidence... except for the fact that I've never smoked cigarettes. But I'll never forget how smug he was when he was gas-lighting me and telling me about presumed myself. Also, one time I was asleep in my bedroom one morning, and I wake up to see one of Craig's maintenance men with a ladder *opening the door to my bedroom and just walking in while I was in fucking bed*. I lied there watching and he walked directly over to my bedside, put a ladder up, and climb up to the reach the light bulb above my bed. I finally said, "Excuse me?" and the maintenance man acted surprised to see me there. No notice I should expect a maintenance employee. I didn't put a maintenance request in. Dude just up and walked right into my bedroom while I was asleep. Didn't even knock on the apartment front door (what woke me up was when I heard him unlocking the door, and I mistakenly thought it was my roommate). I was fucking floored then when I saw my bedroom door open and the maintenance dude just came on in as if I wasn't even there. The maintenance guy apologized and left, but still... what the fuck. And I don't even put that on the maintenance guy. This is Craig Hardin's operation, he should be training and instructing his staff to do shit right. And yet, this is how he runs his business? Okay. In my time in Lexington, I've talked to other people who have rented from him. He owns a lot of property around campus, so it's not hard to find kindred folks. But everybody I have met who rented from him said that he was a jerk. And I know that's kind of hearsay territory, so dismiss that as you will. But Craig Hardin is a bully. Don't rent from him if you can help it. His apartments are nice, but he's like some fucked up Dorian Gray landlord where the nicer his apartments are, the less nice he is towards his tenants."

Review of Dix Brown by ManwichOfTheDead

“It's been many years since I rented from Dix Brown, but I saw that he was reviewed on here and, honestly, was surprised he's still in the landlording hustle. But given what I've read about him, I think it's still important to leave this review because his approach as a landlord should be seen as a pattern and not an anomaly. Dix (and/or his company, Dixon Electric) bought the house me and two of my friends were living in some time through the lease of our second year. He immediately came in with some folks and cut a gigantic hole in our kitchen ceiling because... honestly, I don't remember. Maybe something actually needed repaired. But the key here is that they just cut a whole in the drywall of the ceiling that was large enough to probably drop a sedan through. And then they left. They left our kitchen covered in drywall dust. They left the hole literally for the rest of our tenure of that year (we all moved out after that year). We asked him if he was gonna ever come back and finish whatever he was fixing, and.. honestly, I don't remember what the answer was. What I remember was seeing squirrels perched up at the lip of the hole in the kitchen, watching me eat cereal. I remember how long it took to clean up the drywall. I remember him leaving shitty voicemails threatening us because we hadn't paid rent (because we foolishly believed we could withhold rent to leverage him to fix the kitchen ceiling - don't do that without consulting some kind of legal counsel, btw). It was pretty slummy. As shitty as my tenant experience was while Dix Brown was my landlord, I will say this: we cleaned the hell out of that apartment, and he did return our entire security deposit when we moved out. I'll give him that. But I would never rent from him again. I'd rather sleep in my car than roll those dice.”

Review of Anderson Communities by frisco175175

"Anderson Communities is the shithole of the city. Squirrel infestation in the building was dealt with after 3 months of being kept up all night and literal holes being made in my ceiling. Took them 3 months to call in a real animal control company. First unit they moved me into had urine-soaked carpets so they conveniently moved me to a more expensive unit with no discount from my previously agreed-upon unit and rent. The campus office is rude as hell and doesn't even pretend to care about renters. They towed my car after not giving me a parking pass, and it took numerous phone calls to even get reimbursed for that. I was told numerous times that issues with the apartment "weren't their problem" and hung up on. Stay away at all costs, there's not too many brain cells over there."
