“I have been waiting since Urban Vigor bought these buildings to fix an issue with squirrels. The squirrels have been eating holes in walls and the roof all while fighting above my ceiling and in the walls of the apartments. This week I noticed a huge hole in my window frame from the squirrels entering and realized my actual window frame is completely deteriorating from it. I contacted the office for maintenance to come check this out and haven't had a response back.”

“Living off of other people’s hard-earned cash while they sit pretty and don’t do jack shit. Flat-out told us the garage, which was literally collapsing, was not worth fixing because it wasn’t part of the living space. Completely ignored several maintenance requests, which I’m sure they’ll use against us in getting our deposit back. Did the bare minimum for the entire two years and still expects the last month's rent. I’m entirely convinced they bought the house, listed it, and didn’t look at it again until a week or so before we moved in. The condition was atrocious.”

“When I first moved into the house with my roommate the property management company had just bought, they had done some work to make it fit for living but some was not finished including roofing and cooling. Our front door lock was broken for some months when we first moved in and took a long time for them to send round a repairman even after we had a home invasion incident. Later, when I had to leave and had someone take over my lease I asked about the security deposit and they said it was their policy for previous tenants to get their deposit back from the new tenant taking over and obviously with no help from the landlord I did not get it back. Even though rent was pretty reasonable back then [2016-2017], it's still $375 I new saw again. Now, when I look at rental listings in Lexington in 22-23, I see this company is also the only one charging a "move-in fee" of $250 along with an application fee of $75. Be wary of them!”

Our rent was raised more than the agreed-upon terms, we’ve had cockroaches for almost an entire year, and in the last six months, we’ve spent over a month without hot water and heat. Routine maintenance is never addressed.”

“Upon walkthrough, several notes of broken parts, stains, and other imperfections were noted. However, at the end of the lease, these very things were used to withhold the security deposit. Throughout my time renting there, I had mice and that problem was never fixed. The appliances were in horrible condition and the backyard was overgrown with poison ivy and the entire place looked as if no one had lived there in several years. Getting ahold of the property manager was nearly impossible, especially once he recognized your number as someone who would bring up problems. This company and its staff only care about the money, and will say anything to bring it in and do whatever to prevent you from keeping any of it.”

“We have lived here for three years. Two years in, the property management changed without our consent. Then, a few months later, the whole complex was sold without notifying us or obtaining our consent. The property was sold during our lease, and we do not have a current lease with Upscale Properties, as our previous lease that we signed with the property management company was online and we cannot sign into their website now that we aren't renting with them. We are still paying the same rent and unsure what will happen when we move out a couple of months from now, or whether we will receive our deposit back given the two changes of management. Back in February our fridge broke. We notified them on Friday about the freezer being broken, but when it became clear on Sunday that the whole fridge was broken, as it was starting to smell, we called their emergency line. It was not staffed and we had to leave a message. We called again on Monday and were told they would then call a repair person. This person came on Wednesday and concluded that the fridge had to be replaced. We did not receive a new fridge until Friday, a week after we originally called. The only reason we did not lose all of our food (several hundred dollars' worth) was that that was the week of the ice storm and we kept it outside in bags. We did lose about $200 worth of meat and cheese. In recompense, we asked for $200 off our rent. The property manager gave us $75, she said because "Any more than that I would have to call the landlord, and he would say no, so I'm not going to do that."

“Though it's a property group, my main contact/landlord was Joe. He was friendly, and mostly hands-off during my living there. At the same time, I could submit an order for maintenance online and have the issue looked at the very next morning. The rent was due in a secure drop-box near campus, so there was no interaction with the landlord about rent, except when he returned my security deposit. I had a very pleasant living experience.”
